Electrical Installation Condition Report

Your responsibilities as a landlord are to ensure:

• That the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout its duration.

• That a House in Multiple Occupation (HMO) has a periodic inspection carried out on the property every five years. 

If your property is not an HMO, you are not legally obliged to do this. However, we recommend that a periodic inspection and test is carried out by a registered electrician on your rental properties at least every five years. 

• That any appliance provided is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the requirements of European law).

To meet these requirements a landlord will need to regularly carry out basic safety checks to ensure that the electrical installation and appliances are safe and working.

House Clearance

As a Landlord, have you ever had your property returned back to you in a less than desirable condition.  JT Cox can perform full house clearances, removing everything requested such as carpets, cookers, washing machines, all clutter & furniture. We also clear garages, lofts and office space. If requested, we can also clean the property to help improve its rental chances or its selling appeal on the housing market.

Lock Changes

 JT Cox will be able to help replace your property locks, even if you do not have the keys. The most common reasons for a new lock will will range from the following:  

• Lock to be changed due to an abandonment notice being served by Landlord or Estate Agent to gain posession of the property

• Keys that have been lost or stollen.

• Locks that are difficult to operate (either old or worn)

Key Retention

• At JT Cox we can hold keys for your property to enable us to access at your request for either planned or reactive works.

  The keys are held in a locked safe at our premises and can only be accessed by authorised staff. This is a facility that we offer to Landlords that live away.

Gas Safety Certification

J.T. Cox provides landlord gas certificates and gas appliance servicing throughout North Wales. 

It does not matter if your gas appliance is old or new, we will treat them all with the same respect and attention to detail as we do with any job we undertake.

We use a variety of modern testing equipment to give a better appraisal of the working condition of your gas appliances.

Unlike many other companies, we follow manufacturers instructions when it comes to servicing your gas appliance. As such we will ask if you have the original manufacturers instructions and if not then we can obtain these for you.

Landlord and home owner gas safety certificates can be given as well as printed efficiency ratings for your boiler and gas fires (upon request).

Legionella Risk Assessment

HSE 274 defines mandatory legal requirements for Landlords to undertake regarding risk control of Legionaires disease

At JT Cox Limited we have trained assessors who can provide you with Peace of Mind for you as a Landlord or Letting Agent and give you a full risk assessment log which is specific to each property. We make clear recommendations and if required, we can carry out a full controlled disinfection and cleaning service.
